Florida Vacation Collection manages luxury vacation rentals across Florida's top markets, and the portfolio has grown more than 200% in the past year. Almost all of that growth starts with one conversation: an owner deciding we are worth twenty minutes of their time.

That conversation is this role. You'll call owners, answer the ones who come to us, work out whether their property is a fit, and put qualified meetings on the calendar with context so the person taking the call walks in already knowing what matters.

We're also expanding into Texas, so you'll be working leads from both states rather than one. Two markets, two sets of owners, one pipeline.

Most of our leads come to us. Ads, the website, and referrals fill the top of the funnel, and you'll have several offer structures to work with plus a library of pre-recorded videos and sales assets built to warm an owner up over the weeks or months before they're ready to move. The infrastructure is already built. What we want is someone advanced enough to use all of it properly and then push it further than we've taken it.

This is a phone-first job. You'll spend most of your day talking to people, and you'll be measured on owners who sign, not on dials alone.

What You'll Own

  • Speed to lead on everything inbound from ads, the website, and referrals, across both Florida and Texas. Every new lead lands in a messaging channel the moment it comes in, and the standard is that you're dialing within 15 to 30 seconds, while the owner is still on the page thinking about us.
  • Qualification: the property, the market, how it's managed today, what is actually bothering them, and whether we can genuinely help.
  • The sales assets. You'll decide which offer structure and which pre-recorded video an owner should see and when, so that people who are not ready yet get warmer instead of going cold.
  • The handoff. Every booked meeting arrives with a short brief so the call opens where your conversation ended.
  • Outbound to owners we want but haven't heard from: calls, texts, and follow-up emails that start real conversations rather than pitch at people.
  • The follow-up cadence on the people who are not ready yet, which is most of them. Timing is the whole game in this market.
  • The feedback loop. You hear what owners object to before anyone else does, and that shapes how we sell and what we advertise.
  • The tooling. You'll work inside our stack every day and we expect you to improve it, not just operate it.

The Two Non-Negotiables

  • You call inbound leads within 15 to 30 seconds. Every new lead is pushed into a messaging channel automatically the second it comes in. The alerting is built and it works. What we need is someone who stays on the ball and picks up the phone immediately, because an owner who filled out a form ninety seconds ago is a completely different conversation to one you reach tomorrow morning. This is the single highest-leverage habit in the role.
  • The CRM stays clean. A large volume of inbound comes through every month, and every lead has to sit in the right stage with a dated next step against it. At any moment we should be able to open the pipeline and see exactly who is where and what happens next, without asking you.
  • Neither of these is administrative box-ticking. Together they are how nobody falls through a crack, how we know which offer is working, and how you get paid on the owners you sourced. Someone excellent on the phone but slow to the alert, or loose in the CRM, will not work in this role.

How This Role Works

  • Activity is the floor, signed owners are the score. Commission is paid on every owner you source who signs with us, so a calendar full of the right conversations is worth more than a calendar that is simply full.
  • Remote, with a preference for Florida. You'll be taking leads from both Florida and Texas, so being able to speak credibly about two markets rather than one matters.
  • Owners are busy people with day jobs. Some of them are only reachable early or late, so the day flexes a little around them.
  • You'll work closely with the founders. This is a small team, and what you learn on the phone changes what we do next.

What Success Looks Like

First 30 Days

You know the offer structures, the fee structure, and both markets cold. You're on the phones daily, you know which asset to send an owner and when, your first meetings are booked, and your CRM is clean enough that someone else could run your pipeline.

First 60 Days

You're booking meetings at a consistent weekly rate, your show rate holds, and your follow-up cadence runs without reminders. Your average time to first dial on an inbound lead is measured in seconds, and every lead is in the right stage with a dated next step. You can explain why an owner said no in a way that is useful to the rest of the team.

First 90 Days

Your number is predictable enough to forecast from, and you've improved at least one part of how this runs, whether that's how we open conversations, which asset goes out when, or something in the stack that should be automated and isn't.

Who You Are

  • You're comfortable calling people you've never met. It energizes you rather than intimidates you.
  • You've done sales, SDR, or appointment-setting work before, and you can talk about your numbers without checking a document.
  • You've lived in a CRM. You can describe how yours was structured, what the stages meant, and what you changed about it. Naming the tool is not the same as knowing it.
  • You're genuinely good with technology. New software doesn't intimidate you, you find the shortcuts fast, and you'd rather automate a repetitive task than accept it.
  • You already use AI in your work. You have a real opinion about where it helps in a sales workflow, where it makes things worse, and you can show us something you use it for.
  • You react fast. When an alert fires you move on it. A 15 to 30 second standard only works if being reachable and ready through the working day is how you already operate.
  • You listen before you pitch. You can tell the difference between a real objection and a reflex.
  • You handle rejection without it changing your tone on the next call.
  • You write well enough that a two line follow-up text lands like a person sent it.
  • You're coachable. You take a correction, apply it on the next call, and don't need it twice.
  • You treat your pipeline as a living thing. You know where every owner stands without looking.

Bonus Points

  • Experience in vacation rental, short-term rental, property management, or real estate.
  • Time in Close, HubSpot, Salesforce, or a comparable CRM.
  • You've built or improved something in a sales stack: an automation, a sequence, a dashboard, a report someone still uses.
  • You've sold to owners, investors, or anyone else spending real money on an asset they care about.
  • Call recordings you're willing to share.

Compensation

  • $50,000 base salary.
  • Commission on every owner you source who signs. On-target earnings of $70,000 to $90,000.
  • Company-sponsored IRA with a 1% match.
  • 10 days PTO.
  • Fully remote, Florida preferred.
  • Room to grow. This team is being built now, and the first strong SDR is the obvious candidate to lead it.
