The Coast

Florida's Gulf coast is a chain of narrow barrier islands, and almost everything worth booking on them sits on one road. On the Pinellas islands that road is Gulf Boulevard. On Anna Maria it is Gulf Drive. Get an address on it and the Gulf is on one side of you and the Intracoastal is on the other.

That is the whole difference between these condos and a rental a few blocks inland. You are not driving to the beach. You are not circling for a parking space at a public access at ten in the morning in March. You come down from your own building, and in the evening you watch the sun go into the water from your own balcony instead of packing up to leave before it does.

The Condos

14 Condos, 4 Stretches Of Coast

From a one bedroom for two to a four bedroom that sleeps ten. Every one bookable direct, with no platform service fee and a local phone number that a person answers.

Holmes Beach, Anna Maria Island

Anna Maria Island sits south of Tampa Bay, and Holmes Beach is the middle of its three cities. The free island trolley runs Gulf Drive between the Anna Maria City Pier and Coquina Beach every 20 minutes, 6:00am to 10:30pm, every day of the year, so a car becomes optional once you have arrived.

Indian Rocks Beach

A residential beach town on the barrier island between the Gulf and the Intracoastal Waterway, about a square mile of land in total. It has more public beach accesses than any other Pinellas barrier island, spaced along Gulf Boulevard, so the sand never feels funnelled into one crowded entrance. Quieter than Clearwater Beach, and close enough to drive there for an evening.

Indian Shores

The next town south, and narrower still. In places the island is barely wider than Gulf Boulevard itself, which means Gulf on one side and the Intracoastal on the other from the same building. Low rise, residential, and a short drive from John’s Pass.

Isla del Sol, St. Petersburg

The one condo here that is not a Gulf Boulevard address. It sits on Isla del Sol, an island community on the Intracoastal south of St. Pete, in a resort with its own private beach, heated pools, tennis and pickleball. St. Pete Beach, Pass-a-Grille and Fort De Soto are all a short drive, and downtown St. Petersburg is about ten minutes.

Booking Direct

What Changes When You Book With Us

Same condo, same dates. The difference is what sits on top of the nightly rate and who picks up the phone.

No Platform Service Fee

Booking direct saves up to 30% in channel fees that otherwise go to Airbnb and Vrbo. On a week at the beach that is usually a few hundred dollars, and it buys you nothing you can see.

A 14 Day Cancellation Window

Fourteen days instead of the thirty the platforms hold us to. Beach trips get moved for weather and for work, and the shorter window is the one that actually helps.

A Reduced Cleaning Fee

Reduced, with no markup layered on top of it. What the clean costs is what you pay for it.

A Local Number, Not A Queue

We manage these buildings. If the pool gate code changes or the elevator is out, you are calling the people who can do something about it, in this time zone.

Straight Answers Before You Pay

If you want it confirmed in writing which floor a unit is on, how far the walk to the sand actually is, or whether the building takes dogs, ask us before you book and we will put it in writing.

Discounts The Platforms Block

Longer stays and shoulder season dates are where the real movement is, and there are discounts we simply are not allowed to pass on through a listing site.

Questions

Straight Answers Before You Book

The things guests actually ask us about the beach condos, answered plainly.

On it. Twelve of the fourteen have a Gulf Boulevard or Gulf Drive address on a barrier island, which means the building fronts the Gulf and you reach the sand from the property rather than by driving to it. The exception is the Isla del Sol condo in St. Petersburg, which sits on the Intracoastal in a resort with its own private beach. Every listing page states which one you are looking at. If you want it confirmed for a specific unit before you pay, call us and we will put it in writing.
Indian Rocks Beach and Indian Shores are neighbouring towns on the same Pinellas barrier island, roughly 30 to 40 minutes from Tampa International, quiet and residential, with Clearwater Beach and John’s Pass close by when you want more going on. Anna Maria Island is a separate island further south in Manatee County, about an hour and a quarter from Tampa International. It is the most self-contained of the three: a free trolley runs the length of it, so you can park the car on arrival and leave it there.
For Indian Rocks Beach and Indian Shores, yes. There is no practical transit and you will want it for groceries and for getting off the island. On Anna Maria Island you can manage without one once you have arrived, because the free island trolley runs Gulf Drive every 20 minutes from 6:00am to 10:30pm, all year. You will still want a car to get there from the airport.
Most of these condos include free parking on the property, and the listing page for each unit says so explicitly under amenities. Beach parking on the barrier islands is genuinely tight in season, which is most of the reason people book a beachfront building instead of driving to a public access every morning.
Some of them, not all, and it varies by building rather than by town, because the condo association sets the rule and we cannot override it. The pet friendly units are marked on the portfolio page with a Pets OK badge. Filter for it there, or call us with your dates and your dog and we will tell you what is open.
March and the spring break weeks go first on the Gulf beaches, followed by the February and Easter windows. If your dates are fixed and they fall in that stretch, book several months out. Late summer and September are the quietest and the best value, and the water is at its warmest.
The platform service fee on a week at the beach is usually a few hundred dollars, and it buys you nothing. Booking direct saves up to 30% in channel fees, gets you a 14 day cancellation window instead of 30, a reduced cleaning fee with no markups, and a phone number that reaches the people who actually manage the building.

Not sure which beach?

Indian Rocks Beach and Indian Shores are closer to Tampa International and to Clearwater. Anna Maria is further south, quieter, and you can leave the car parked once you arrive. Tell us your dates and who is coming and we will tell you which of the 14 actually fits, including the ones that are already taken.
